- Rent Payments: Rent is due on the 1st of the month and considered late after the 3rd of the month. Late fees apply. All rents should be either mailed directly to 1629 McDonald Way, Burlingame California, or paid electronically online or using the Zelle money transfer app.
- Quiet Hours: Quiet hours are from 10:00 PM to 7:00 AM, during which noise levels should be kept to a minimum.
- Guest Policy: Guests are welcome but may not stay for more than 7 days without prior written approval.
- Smoking Policy: Smoking is prohibited anywhere on the property.
- Pet Policy: Pets are allowed only with prior written consent. All approved pets must comply with the pet policy (e.g., size limits, pet fees).
- Trash and Recycling: All trash and recycling must be properly sorted and disposed of in the designated bins or areas. IMPORTANT: Please make sure that when trash is taken to the trash area that your trash bag does not leak fluid on the stairs and walkways.
- Maintenance Requests: Please report any maintenance issues promptly to Joe Witherspoon for timely resolution.
- Parking: Tenants are to park only in their assigned spaces. Guest parking, if available, must follow the designated rules. Parking stalls are to be used for vehicles only. Using your parking stall for storage of any kind is not allowed and the garage area must be kept free of clutter.
- Alterations: Any alterations to the unit (e.g., painting, installing fixtures) require prior approval in writing.
- Common Areas: All tenants are responsible for keeping common areas clean and orderly. No plants or other decorations are allowed in hallways. No storage containers or sheds are allowed in any common area, i.e. hallways.
